Sun City Center at a glance

Del Webb opened Sun City Center in 1961 as Florida's first planned, self-contained retirement community, a year after the company's Sun City in Arizona. It sits along State Road 674 just east of I-75, between Ruskin and Wimauma. In 1986 the developer handed its community buildings and recreation facilities to a new, independent Sun City Center Community Association, which still runs them today. The golf courses were not part of that transfer and stayed in private hands.

Today "Sun City Center" means two things: the original deed-restricted sections served by the Community Association, and the wider area that includes gated Kings Point and newer neighborhoods nearby. Before you tour, ask which association a home belongs to, because that decides your clubs, dues and rules.

Homes and layout in Sun City Center

The housing stock was built over six decades, so you will see 1960s and 1970s concrete block ranch homes next to 1990s and 2000s villas and small condo buildings. Almost everything is one level. Many homes are attached villas sharing a wall, with an association that handles the lawn and sometimes the roof and exterior paint. Those are the most common step down from a two-story family home.

The original Sun City Center is not gated. Streets are public county roads, and the neighborhoods are organized as numbered units and subdivisions, each with its own recorded deed restrictions on top of the Community Association's covenants. Some condo and villa groups also have their own board and fee. The Community Association does not publish a running count of these smaller associations, so ask the seller or listing agent which one covers a specific address.

Getting around Sun City Center

Golf carts are the local shortcut. Florida law and the community's handbook allow carts on Sun City Center's public streets from sunrise to sunset only, never after dark even with lights. Drivers 18 and older need a government photo ID and younger drivers need a learner's or driver's license. Carts may not travel on SR 674 or US 301 but can cross SR 674 at four points: Valley Forge Drive/Kings Boulevard, Trinity Lakes Drive, Pebble Beach Boulevard and El Rancho. Cart paths along SR 674 lead to the hospital and shopping.

For anything farther you need a car. I-75 is at the western edge of the community via SR 674, and US 301 runs along the east side toward Riverview and Brandon. Downtown Tampa and Tampa International Airport are both north on I-75 and the Selmon Expressway or I-275.

Amenities and clubs in Sun City Center

The Community Association's campus is split across a Central Campus and a South Campus. Central Campus has the Atrium Building with indoor pools and a spa, plus Community Hall and Old Town Hall with the Rollins Theater, a fitness center, an arts and crafts building and card and hobby rooms. South Campus adds an outdoor pool, 10 clay tennis courts, 8 pickleball courts, 3 lawn bowling greens, shuffleboard, horseshoes and a dog park. The association lists clubs in arts and crafts, aquatics and fitness, cards and games, dance and music, outdoor activities, travel and veterans groups, with well over a hundred in total.

Golf is changing. The association's own golf page lists Club Renaissance, Cypress Golf Club and Freedom Fairways as open to the public, and Scepter Golf Club and Caloosa Golf and Country Club as members only. The Sandpiper course closed in 2023, and in early 2024 its owner, ClubLink, filed notices with Hillsborough County that could allow housing on the closed Sandpiper and Caloosa Greens courses and on North Lakes under Florida's Live Local Act. As of the resident group Save SCC's March 2026 update, ClubLink had filed no actual project with the county and its 2025 annual report only says it is weighing options for the land. If a golf view matters to you, ask what is planned for the land behind the home.

Two volunteer groups are part of daily life: the SCC Security Patrol, a 501(c)(3) that patrols the neighborhoods with more than 500 volunteers and runs on donations rather than Community Association or government funding, and the SCC Emergency Squad, a free volunteer ambulance service staffed by hundreds of volunteers and funded the same way. Neither charges residents a membership fee; both accept donations.

Rules and fees in Sun City Center

Sun City Center operates as housing for older persons under the federal Housing for Older Persons Act, which requires at least 80 percent of occupied homes to have one resident 55 or older. The Community Association's covenants go further: at least one occupant of every home must be 55 or older, and anyone under 18 may stay no more than 30 days a year. Membership comes with owning a home under the recorded declaration, and annual dues fund the facilities. The Community Association describes its dues as low compared with other 55+ communities but does not publish the current dollar amount online, and any transfer or capital fee at closing varies by the specific neighborhood or condo association. Ask the Community Association and the individual association for their current fee schedule in writing before you make an offer.

Layer the rules. A villa may answer to the Community Association, a neighborhood association and a condo board, each with its own fee, rental policy and pet rules. Ask for all of them before you sign a contract.

Health care near Sun City Center

HCA Florida South Shore Hospital is at 4016 Sun City Center Boulevard, a 138-bed hospital inside the community. For more specialized care, St. Joseph's Hospital-South is at 6901 Simmons Loop in Riverview and AdventHealth Riverview is at 9330 US 301 South. Tampa General Hospital and Moffitt Cancer Center are in Tampa.

Storms, flooding and insurance in Sun City Center

Sun City Center sits inland from Tampa Bay, east of Ruskin and Apollo Beach, but inland does not mean zone-free. Hillsborough County updated its evacuation zones for 2026, so look up the exact address at hcfl.gov/HEAT and check the flood zone on the FEMA Flood Map Service Center. Many streets back onto ponds and former fairways that hold stormwater. Older homes may lack roof straps or impact windows, which affects insurance, so ask for a wind mitigation report. Taxes and local government in Sun City Center

Sun City Center is unincorporated Hillsborough County. There is no city tax; the county commission sets the local rate and the Sheriff's Office provides law enforcement. Homestead owners who meet the 2026 income limit of $38,686 can apply for the county's limited-income senior exemption of up to $50,000, and the long-term resident exemption is also offered for those who have lived in the home 25 years.
