The gated community sits close to Sun City Center and Kings Point, and a few years after finishing Valencia Lakes, GL Homes started its follow-up community, Valencia del Sol, nearby.

Because building wrapped up years ago, Valencia Lakes is a settled, mature community rather than an active construction zone. Landscaping and trees have had time to grow in, and the clubhouse and courts have a longer track record than in newer GL Homes projects still selling new homes.

GL Homes built Valencia Lakes with a mix of attached villas and detached single-family homes, most on one level. Because GL Homes finished the community in 2019 and no longer lists it among its active communities, the company no longer publishes floor plan sizes for Valencia Lakes online, so ask a listing agent for the square footage and floor plan name of a specific home rather than relying on a range. The community is gated with controlled entry, and a homeowners association covers the common areas, gates and clubhouse operations.

Since GL Homes finished building here in 2019, every home for sale is a resale rather than new construction, so ask for the HOA's estoppel, budget and any special assessment history along with the standard seller disclosures. Amenities and clubs in Valencia Lakes

The community's clubhouse anchors a resort-style pool with a separate lap or resistance pool and whirlpool spa, lighted Har-Tru tennis courts, pickleball, bocce and shuffleboard courts. Walking and biking trails run through the community, along with a dog park and a community garden area. The clubhouse hosts more than 50 clubs and classes, from fitness to arts and social groups; ask the HOA for the current activity calendar and exact court counts.

A fitness center rounds out the clubhouse building. Unlike newer Valencia communities, Valencia Lakes does not have an on-site restaurant, so residents drive out to US 301 or Sun City Center for dining.

Rules and fees in Valencia Lakes

Valencia Lakes operates under HOPA, the federal Housing for Older Persons Act, which requires at least 80 percent of occupied homes to have a resident 55 or older. The community's recorded declaration sets the specific age, occupancy and rental rules, so read those documents for the exact terms rather than relying on a listing summary. The community is governed by the Valencia Lakes Property Homeowners Association; ask the association or its management company for the current monthly dues, since GL Homes no longer publishes them now that the community has sold out.

Golf carts are common on Hillsborough's South Shore, but Valencia Lakes is not a golf cart town in the way Sun City Center is. Check the HOA rules for whether carts are permitted on the private streets and what licensing they require before assuming you can use one to get around.

Health care near Valencia Lakes

HCA Florida South Shore Hospital is at 4016 Sun City Center Boulevard, a short drive from Valencia Lakes. St. Joseph's Hospital-South is at 6901 Simmons Loop in Riverview and AdventHealth Riverview is at 9330 US 301 South. Tampa General Hospital and Moffitt Cancer Center sit further north in Tampa for specialized care.

Wimauma sits inland from Tampa Bay, but Valencia Lakes was built around retention ponds and lakes that give the community its name, so ask about the flood zone for the specific lot, especially anything backing onto water. Because homes here range from newer 2010s construction to the community's earliest 2005 to 2006 phases, ask for a wind mitigation inspection to see what it does for insurance. Valencia Lakes is in unincorporated Hillsborough County, so there is no city property tax on top of the county rate.
