Harbour Island sits across a single bridge from downtown Tampa, wrapped by the Garrison Channel and Seddon Channel. Harbour Island at a glance

The island was known as Seddon Island for much of the 20th century, named for W.L. Seddon, an engineer with the Seaboard Air Line Railway whose 1906 port plan used the site as a rail and shipping yard. Beneficial Land Corporation bought the island in 1979 and redeveloped it through the 1980s into the residential and office district that exists today, with condos, townhomes, apartments and a marina replacing the rail lines.

Harbour Island connects to the rest of Tampa by a single bridge over the Garrison Channel, landing near Meridian Avenue and Channelside Drive by the Tampa Convention Center. That bridge is both the island's appeal and its constraint: it keeps traffic off the island's interior streets, and it is the one route on and off when weather closes it.

Condos and townhomes on Harbour Island

Unlike Davis Islands, Harbour Island was built from the start with attached housing alongside single-family lots, so downsizers have more to choose from here.

  • Condo towers. Harbour Court, completed in 1987, has 126 units on the channel side of the island. The Plaza at Harbour Island is a 20-story tower completed in 2007 at 450 Knights Run Avenue. Any tower three or more habitable stories is subject to Florida's milestone inspection and structural integrity reserve study requirements, so ask for the building's status and funded reserves.
  • The Pointe at Harbour Island. A townhome community built around 2002, with plainer inland units and more ornate waterfront units that have private docks and tile roofs. Ask the HOA for the current unit count and governing documents.
  • Older buildings near the marina. Several smaller buildings from the island's 1980s and 1990s build-out sit closer to the marina and Knights Run Avenue. Confirm with the association or a local agent whether a specific building is a condominium association or a rental property before you shop it.

Getting around from Harbour Island

The Harbour Island Bridge is the only road connection, feeding into Meridian Avenue next to the Tampa Convention Center. From there it is a short walk or trolley ride to the Riverwalk, Sparkman Wharf and the Channel District. A trolley-style bus service links Harbour Island with downtown and Channelside, and the TECO Line Streetcar, which runs free between downtown and Ybor City with stops through the Channel District, has stations on the mainland side of the bridge, within walking distance for most residents.

Tampa International Airport is across town; there is no general aviation field on Harbour Island itself.

Health care near Harbour Island

Tampa General Hospital, a Level I trauma center and teaching hospital, sits on Davis Islands just across the channel from Harbour Island, close enough that it is the practical option for emergencies. BayCare and Tampa General both operate outpatient and specialty offices in and around downtown Tampa; check each system's own directory for the office nearest you.

Everyday life on Harbour Island

  • Marina access. Marina facilities on the south side of the island offer slips for residents and transient boaters. Slip availability, rates and the current operator change, so ask directly before you count on one.
  • Everyday retail. A small retail strip near Knights Run Avenue carries neighborhood shopping and dining. Tenants change over time, so check what is currently open rather than counting on a specific store or gym.
  • Riverwalk access. Cross the bridge and the Tampa Riverwalk runs along the Hillsborough River past the Convention Center, Curtis Hixon Waterfront Park and the Tampa Museum of Art.
  • Sparkman Wharf and the Florida Aquarium are a short walk or trolley ride across the bridge in the Channel District.

Storms, flooding and insurance on Harbour Island

Harbour Island is surrounded by the Garrison Channel and Seddon Channel, and like the rest of downtown Tampa's waterfront it saw storm surge during Hurricane Helene in September 2024 and Hurricane Milton weeks later. Flood history depends on the building's elevation and where its electrical and mechanical equipment sits, so ask specifically about water intrusion in the garage, lobby or ground-floor units during recent storms.

Property taxes and local government on Harbour Island

Harbour Island is inside the City of Tampa, so your tax bill includes City of Tampa, Hillsborough County and school taxes. Bringing a homestead from elsewhere in Florida, Save Our Homes portability can carry part of your accumulated tax benefit to a new homestead here, prorated if the new home is worth less. Owners 65 and older with household income at or below $38,686 (the 2026 limit) can apply for the City's limited-income senior exemption of up to $50,000 plus the long-term resident senior exemption. Hillsborough County has separately adopted the same senior exemption for the county portion of the bill, so a qualifying owner sees it applied against both the city and county millage.
