Brandon: an overview

Brandon traces back to 1857, when John Brandon settled land east of Fort Brooke and gave the area his name. The Florida Central and Peninsular Railroad reached the settlement in 1890, connecting it to Tampa, and the area stayed a farming community through poultry and egg operations into the mid 20th century. Growth picked up sharply in the 1960s after local residents formed a chamber of commerce, and the extension of Interstate 75 through the area in the 1980s brought another wave of development. Brandon remains unincorporated, about 11 miles east of downtown Tampa.

Getting around Brandon

Brandon sits at the convergence of Interstate 75, Interstate 4 and the Selmon Expressway, which gives residents multiple routes toward downtown Tampa, MacDill Air Force Base, Orlando and the interstate system running north and south through the state. State Road 60 (Brandon Boulevard) runs through the center of the community, lined with retail, restaurants and medical offices. The trade-off is that this same interstate access brings heavy commuter traffic on SR 60 and the interstate ramps during peak hours.

HCA Florida Brandon Hospital is at 119 Oakfield Drive inside the community and operates as a full-service hospital under HCA Florida Healthcare. The corridor along SR 60 and near the interstate interchanges also carries a number of outpatient clinics, urgent care centers and specialist offices, useful if you see several doctors regularly.

Everyday life in Brandon: shopping and the library

Brandon Exchange, previously known as Westfield Brandon and originally opened in 1995 as Brandon Town Center, anchors retail in the area with more than 140 stores including several department store anchors. The Brandon Regional Library, at 619 Vonderburg Drive, is a two-story branch of the Tampa-Hillsborough County Public Library System serving Brandon, Valrico and Lithia with books, meeting rooms and regular programs.

Brandon is well inland from Tampa Bay, so storm surge is a smaller factor here than it is on the South Shore or in South Tampa. For 2026, unincorporated Hillsborough offers qualifying owners 65 and older with household income under $38,686 a limited-income senior exemption of up to $50,000, plus a long-term resident senior exemption for owners who have lived in the home at least 25 years and meet the value limit. The long-term exemption does not transfer when you move, so weigh that before selling a home where you already qualify. Apply with Form DR-501SC through the Hillsborough County Property Appraiser.
