Downsizing in Temple Terrace

Temple Terrace at a glance: a 1925 golf course town on the river

The Florida Legislature incorporated Temple Terrace in May 1925, at the height of the land boom. It was planned as a Mediterranean Revival golf course community, one of the first of its kind in the country, and the name comes from the Temple oranges once grown here. The original clubhouse, designed by M. Leo Elliott and finished in the early 1920s, now belongs to Florida College, which has its campus on the river and uses the building as a dormitory called Sutton Hall.

Today the city sits just east of the University of South Florida and north of the Hillsborough River, which curls along its southern and western edges. Stucco walls and barrel tile roofs from the 1920s still show up on the older streets near the golf course, surrounded by the postwar ranch homes that make up much of the housing.

Smaller homes in Temple Terrace: ranch houses, condos and townhomes

The strongest draw for downsizers is the single-story house. Much of Temple Terrace was built out in the decades after World War II, and a lot of that stock is one-level ranch homes on established lots with mature shade trees. For someone leaving a two-story house, that can mean no stairs without giving up a yard or a garage.

There are also condos and townhomes in the city, though fewer than in the Tampa neighborhoods closer to downtown or the university corridor. Ask a local agent which buildings and complexes currently have inventory, since availability shifts often enough that naming specific ones here would go stale fast. If you are looking at an older ranch home, budget for the usual questions on a house of that age: roof age, electrical panel, plumbing type and whether windows and doors meet current wind standards. Those answers drive insurance cost as much as the price does.

Near the golf course you will find the older Mediterranean Revival homes. They have character, but many are two stories or have steps at the entry, so walk the layout with your future mobility in mind. Getting around Temple Terrace

Fowler Avenue and Busch Boulevard run east and west through the city, and 56th Street is the main north and south spine, linking Temple Terrace to the USF area and Fletcher Avenue to the north. Interstate 75 runs along the east side, which makes trips north toward Pasco County or south toward Brandon and the South Shore straightforward without going through downtown Tampa. The trade-off is traffic on Fowler and 56th around the university during the school year.

Most errands here are done by car. Some older streets near the river and the golf course are pleasant to walk, but sidewalks are uneven from street to street. Temple Terrace is served by HART, Hillsborough's transit agency, with stops on the corridors near USF. Routes and schedules change, so use the HART trip planner and system map to check what currently serves a specific address.

Health care near Temple Terrace

The university area directly north of the city holds two major medical campuses. AdventHealth Tampa, at 3100 East Fletcher Avenue, is a teaching hospital and comprehensive stroke center that has served the area since 1968, when it opened as Florida Hospital Tampa. The Moffitt Cancer Center Magnolia Campus sits nearby off Fletcher Avenue and USF Magnolia Drive, next to the USF Health clinics on the university campus.

For anyone with ongoing specialist care, living a short drive from those campuses is a real practical advantage. Map the route to your own doctors before you choose a street.

Everyday life in Temple Terrace: parks, river access and the library

The city runs its own parks department. Riverhills Park at 329 South Riverhills Drive has a boardwalk, picnic tables, tennis courts and a boat ramp on the Hillsborough River, which is the easiest way to get a canoe or small boat onto the water. Woodmont Park is another city park, and the Family Recreation Complex on Whiteway Drive has indoor courts and recreation programs.

The Temple Terrace Public Library, established in 1960, is a city library with a large collection and computers for public use. The historic Temple Terrace Golf and Country Club still plays over the original 1920s layout and offers golf, social and pool memberships. Its own site does not spell out daily-fee or guest play, so call the club directly to ask about access if you are not planning to join.

Temple Terrace has been a Tree City USA community since 2008 and employs a city arborist, so the canopy is a big part of daily life. It also means tree removal and major trimming follow city rules, which is worth knowing if you plan to change the landscaping on a new lot.

Storms, flooding and insurance in Temple Terrace

Temple Terrace is inland from Tampa Bay, but the Hillsborough River runs along much of its edge. Homes on or near the river and in low spots along its tributaries face different flood risk than homes on higher ground a few blocks away. Do not assume the whole city is in or out of any zone.

Before you make an offer, look up the exact address on Hillsborough County's 2026 evacuation zone map at HCFL.gov/HEAT, since the county updated its zones this year using new storm surge and inland flooding data. Then check the FEMA Flood Map Service Center and get homeowners, wind and flood quotes. Mature oaks are lovely, but ask the inspector about limbs over the roof. Taxes and local government in Temple Terrace

Because Temple Terrace is its own city, a Temple Terrace address pays city property taxes to the City of Temple Terrace along with Hillsborough County, school and other district taxes. Trash pickup, code enforcement and building permits go through the city, not the City of Tampa or the county.

The senior exemption rules are different too. Under current law for 2026, qualifying owners 65 and older with household income under $38,686 can receive a limited-income senior exemption of up to $25,000 on Temple Terrace city taxes, half the $50,000 offered by the City of Tampa and unincorporated Hillsborough. Temple Terrace does not offer the long-term resident senior exemption. You apply with Form DR-501SC through the Hillsborough County Property Appraiser.

Your regular homestead exemption and Save Our Homes benefit work the same as anywhere in Florida, and portability can carry part of your old home's tax savings to a new Temple Terrace homestead. Questions to ask before you buy in Temple Terrace

• Is the address inside the Temple Terrace city limits, or in unincorporated Hillsborough with a Temple Terrace mailing address? The tax bill and senior exemption differ.
• How close is the lot to the Hillsborough River or a drainage ditch, and what does the FEMA map show for this parcel?
• How old are the roof, electrical panel and plumbing on this ranch home, and has a wind mitigation inspection been done?
• Are there large oaks over the roof, and what do city tree rules allow if one needs to come down?
• If you earn under the senior income limit, how much would the $25,000 city exemption save compared with a Tampa address?
• If you are leaving a home you have owned for 25 years or more in Tampa or unincorporated Hillsborough, would you lose a long-term resident exemption that Temple Terrace does not offer?
• For a condo or townhome, what do the budget, reserves and recent inspections show?
