Westchase: an overview

Hillsborough County commissioners approved the Westchase master plan in April 1991, and construction on the roughly 2,000-acre site began that fall. The developer laid the community out as a series of distinct villages, each with its own street pattern and housing mix, tied together by a single community association rather than built one subdivision at a time. Today Westchase counts close to 30 named villages and more than 3,500 homes on land that was previously ranch and timber acreage in northwest Hillsborough County, about 17 miles from downtown Tampa.

Smaller homes in Westchase: villas, townhomes and condos

Because Westchase was platted as one plan rather than assembled village by village over decades, it has villa and townhome sections built in from the start alongside the larger single-family lots. West Park Village, on the community's east side, mixes attached and small-lot detached homes around a walkable center with front porches and alley-loaded garages, closer in feel to an older Florida town than a typical 1990s subdivision. Westchase counts close to 30 named villages in all, and several others also include villa, townhome or condo sections; a local agent can point to which villages currently have that inventory.

Every village sits under the Westchase Community Association (WCA), the master HOA that maintains common areas, the parks and the deed restrictions. Condo and townhome buildings can carry a second association layer on top of WCA dues, so ask for both sets of documents, budgets and any reserve requirements before you make an offer. Getting around Westchase

Racetrack Road and Linebaugh Avenue frame the community, with Sheldon Road and Gunn Highway on the east and west sides carrying most through traffic. The Veterans Expressway sits just to the east, giving a direct run down toward Tampa International Airport and Westshore. The trade-off is that Westchase has no direct interstate frontage, so getting anywhere outside northwest Hillsborough means a drive to the Veterans first.

Inside the villages, sidewalks and internal paths connect most neighborhoods to parks and the golf course without crossing a major road, and West Park Village's own center is built for walking to a coffee shop or the swim and tennis center. Health care near Westchase

AdventHealth Westchase ER, a freestanding emergency department at 10977 Sheldon Road, sits inside the community and operates as part of AdventHealth Carrollwood. For inpatient care, AdventHealth Carrollwood itself is a short drive east on Dale Mabry Highway, and AdventHealth Care Pavilion Westchase adds outpatient and specialist offices nearby for routine appointments.

Everyday life in Westchase: parks, golf and West Park Village

Westchase Golf Club is an 18-hole public course designed by Lloyd Clifton, with a clubhouse and restaurant open to members and daily-fee players alike. It runs through the middle of the community and shapes the lot lines of several villages along its fairways. Away from the course, the WCA maintains parks, pools and tennis courts across the neighborhoods, and West Park Village adds its own bell tower, fountain, splash park and an outdoor stage used for community events.

For everyday errands, Sheldon Road and the Citrus Park area to the north carry grocery stores, pharmacies and restaurants. The closest county library branch is the Maureen B. Gauzza Public Library at 11211 Countryway Boulevard, on the community's south side.

Storms, flooding and insurance in Westchase

Westchase is well inland from Tampa Bay, so storm surge is not the primary concern that it is for waterfront neighborhoods. The community does include retention ponds, lakes and low-lying areas along its golf course, and Hillsborough County's 2026 evacuation zone update moved some inland areas into new zones based on rainfall and riverine flooding rather than surge alone.

Taxes and local government in Westchase

Westchase is in unincorporated Hillsborough County, not the City of Tampa, despite the Tampa mailing address. County government handles permits, code enforcement and services, and property tax bills include county, school and district levies.

For 2026, unincorporated Hillsborough offers qualifying owners 65 and older with household income under $38,686 a limited-income senior exemption of up to $50,000, plus a long-term resident senior exemption for owners who have lived in the home at least 25 years and meet the value limit. Since most of Westchase was built after 1991, few current owners will qualify for the long-term exemption yet on a Westchase home itself, though it may matter if you are downsizing from an older home elsewhere in the county. Apply with Form DR-501SC through the Hillsborough County Property Appraiser.

• Which village is this home in, and what does the master WCA assessment plus any sub-association fee add up to?
• For a condo or townhome, what do the association's reserves and recent special assessments look like?
• Does the lot sit on the golf course, a lake or a retention pond, and has it ever flooded?
• What does the FEMA map show, and will a lender require flood insurance?
• Is golf course frontage subject to any deed restriction on fencing or landscaping?
• How far is the home from Sheldon Road or the Veterans Expressway for daily errands and appointments?
• Does the HOA restrict rentals or require architectural review for exterior changes?
