Carrollwood and Carrollwood Village: an overview

Carrollwood began in 1959, when developer Matt Jetton of Sun State Homes turned about 310 acres of orange groves around Lake Carroll into a subdivision. More than 900 homes went up in the first decade, and the project won national subdivision awards in the early 1960s. The lake itself is much older; it shows up unnamed on county maps from the 1870s.

Carrollwood Village followed on the west side of North Dale Mabry Highway, planned around a golf course. The first five families moved in during the fall of 1972, on Golf Crest Circle and Carrollwood Village Drive, and later phases filled in from 1978. Today the Village has about 3,500 homes across three phases on roughly 1,800 acres. The broader Carrollwood area runs between Dale Mabry, Gunn Highway and Northdale.

Smaller homes in Carrollwood: one-story houses, condos and townhomes

Most of original Carrollwood is 1960s and 1970s single-family housing, and a large share is single-story. Around Lake Carroll you will find ranch-style homes on wooded lots, some with lake frontage. For someone leaving a larger two-story house, a one-level home here keeps the yard and garage while dropping the stairs.

Carrollwood Village added townhomes and condominiums from the start, and the Village's own history mentions the Palmwood condos as the model center that introduced the attached floor plans used across Phase I. Other condo and townhome buildings sit along the edges of the golf course and near Dale Mabry; ask a local agent for what currently has inventory. Each Village phase has its own homeowners association, and individual condo buildings have separate associations on top of that, so the rules and fees you inherit depend on the exact address.

Getting around Carrollwood

North Dale Mabry Highway is the spine of the area, lined with grocery stores, pharmacies, medical offices and restaurants for miles. Gunn Highway runs along the southwest edge, and Ehrlich Road and Turner Road carry traffic across the Village. The Veterans Expressway sits to the west for trips toward Tampa International Airport, Westshore or Pasco County. The trade-off is traffic on Dale Mabry at rush hour and on weekends.

Inside the Village, many streets are quiet enough to walk, and the golf course and lakes break up the blocks. Most errands still take a car. HART runs buses on Dale Mabry; check the HART trip planner and system map for current routes and stops near a specific address, since route numbers change over time.

Health care near Carrollwood

AdventHealth Carrollwood is at 7171 North Dale Mabry Highway, south of Carrollwood on the same road many residents already use every day. To the north, St. Joseph's Hospital-North opened in February 2010 at 4211 Van Dyke Road in Lutz. The Dale Mabry corridor also has a large number of doctor's offices and outpatient clinics, which helps if you see several specialists.

Everyday life in Carrollwood: parks, golf and the library

Carrollwood Village Park at 4680 West Village Drive is a 40-acre county park built on the site of the former Dale Mabry wastewater treatment plant. It has a paved walking trail, fitness equipment, picnic shelters, a playground, a skatepark and separate dog parks for large and small dogs, plus more than 300 trees from around the world. The paved loop is a flat, easy place for a daily walk.

The Carrollwood Cultural Center, in a converted church property, hosts classes, concerts and theater. The Jimmie B. Keel Regional Library opened in 2001 to serve Carrollwood and Northdale and was expanded in 2014; it has community rooms, a makerspace and a drive-through window for returns. Golfers have Carrollwood Country Club and its 27 holes, which hosted Senior PGA events in the 1980s and has gone through several name changes, settling on its current name in 2013.

Storms, flooding and insurance in Carrollwood

Carrollwood is miles inland from Tampa Bay, so storm surge is a smaller concern than it is in South Tampa or on the South Shore. But this is lake country. Homes backing onto Lake Carroll, the smaller Village lakes or drainage areas can take on water in heavy rain, and inland flooding is part of why Hillsborough County redrew its evacuation zones for 2026.

Check the exact address at HCFL.gov/HEAT and on the FEMA flood map, and ask the seller about past water intrusion. Taxes and local government in Carrollwood

Carrollwood and Carrollwood Village are in unincorporated Hillsborough County, not the City of Tampa, even with a Tampa mailing address. County government handles services, permits and code enforcement, and your bill includes county, school and district taxes.

For 2026, unincorporated Hillsborough offers qualifying owners 65 and older with household income under $38,686 a limited-income senior exemption of up to $50,000, plus the long-term resident senior exemption for those who have lived in their home at least 25 years and meet the value limit. The long-term exemption does not transfer when you move, so if you already have it, factor that into the decision. Apply with Form DR-501SC through the Hillsborough County Property Appraiser.

• Does the lot back onto Lake Carroll, a Village lake or a drainage area, and has it ever flooded?
• What does the FEMA map show, and will a lender require flood insurance?
• How old are the roof, panel and plumbing in this 1960s or 1970s home?
• Is the home on a golf course lot, and who maintains the course edge behind it?
• How busy is the nearest Dale Mabry intersection at the times you usually drive?
• For a condo, what do the reserves, milestone inspection status and recent assessments look like?
